5 tips to managing a safe property refurb

As property investors we have a legal obligation to manage a safe property refurb even if you have a project manager or building manager running your project.  As humans, we’re programmed to look after ourselves, so health and safety should come naturally. But sometimes we can be slow to react, or lose concentration, and that’s when accidents happen.

The most common types of accidents and injuries on building sites are trips, slips or falls; electrical incidents; and manual handling or lifting.* And according to the Occupational Safety and Health Administration (OHSA), the five most common causes of accidents in 2011 were:**

Inadequate fall protection
Unstable scaffolding
Poor hazard communication
Inadequate respiratory protection
Lockout/tagout

1. Always wear the right protective equipment for the job – be seen by others at all times and protect yourself from potential hazards.

2. Be aware of your surroundings – keep an eye out for obstructions, overhead power cables, liquids, chemicals and anything that’s in your path as you work.
3. Keep steps clean, clear and dry – always inspect ladders or stairs to check they’re stable and in good working order, and wear shoes with good traction.

4. Maintain good body posture – use your knees and not your back to lift, avoid twisting when picking or carrying a heavy load, and sit instead of kneel if working at low levels.
5. Watch out for others – especially when on scaffolding, where more people are at risk of being injured from falling equipment or debris.
